A note from the studio · 19 August 2026

Drive into Braintree from Cressing on a weekday morning and you pass four different housing eras in about ten minutes. Timber-framed cottages close to the lane. Then the newer cul-de-sacs pushing out toward Rayne. Then the older terraces around Bocking, with their narrow returns and boxed-in stairs. Then, further round, the wide plots of Great Notley and Black Notley, built in the last twenty years. Not many towns we work in fit that much variety into such a short drive.

That variety changes what we like to know about a room before we design it.

The cottages around Cressing and Rayne usually share the same trait: not much depth behind the wall for a modern concealed cistern or a recessed shower valve, and floor joists that were never meant to carry a full-height shower tray. So we ask about it early and design around it, rather than leaving your fitter to meet it the day the wall comes off.

The older terraces around Bocking ask something different again: walls that are rarely square, waste pipes routed to suit a plan nobody wrote down, and landings too narrow for a standard-width vanity without a custom cut.

The postwar semis around Panfield are kinder structurally, but the bathroom is often the smallest room in the house. The pleasure there is finding room for a proper shower and a generous basin in a space that was built for neither.

Great Notley and Black Notley bring the opposite brief. The rooms are bigger and the plumbing is modern, but the finish is builder-grade: the kind of white suite that came with the house rather than the one the owner would have chosen. Most of our newer-build clients are not fixing a fault. They are replacing a bathroom that was never really designed, only fitted.

Every road here asks for a different bathroom. So we start by listening, then we draw, and nothing at all is ordered until you have seen it and told us you love it.

What does a bathroom cost in Braintree?

Installation is quoted separately by whoever fits your bathroom — your own tradesperson, or a fitter from our Approved Fitter Network — because it depends on scope, access, and the state of what's already there. We can give you a realistic sense of that cost during the design phase, even though we don't set the fitter's price.

How It Works

How a Braintree Bathroom Comes Together

It usually begins with a room that is not working: a Bocking terrace with walls that never ran square, or a Great Notley new build fitted out to somebody else's taste. So we talk about it first. The showroom is on Springwood Drive, and you are very welcome to come in, run the showers and handle the tiles. A phone call first is just as good. Then tell us how big the room is. If a tape measure is not how you want to spend an afternoon, a measuring service can be arranged. We design the room in 3D and set a fixed price against everything in it, and nothing is ordered until you have seen that design and approved it. The design work costs you nothing: you pay for the products only. From there we order and coordinate every item, and your fitter, whether that is somebody you already use or a name from our Approved Fitter Network, receives a full technical pack covering every installation drawing, the product data and the clearances, so the room is built exactly as drawn. While the work is on site we are close by and easy to reach, and we register your warranties once it is finished.

This family bathroom began as a conversation in our Springwood Drive showroom. We designed the room in 3D first: a J-shape bath under the window, a Roper Rhodes Concierge vanity in matt navy, and a full-height feature wall in Ca' Pietra Nero Magnifique bookmatched marble. Every fitting, from the taps to the towel rail, was specified in brushed brass, with smart WiFi-controlled lighting. Products came to £13,000–£16,000. The fitter had the room finished three weeks after starting on site.

Great Notley Great Notley is one of Braintree's newest neighbourhoods — wide plots, modern plumbing, and bathrooms that came with the house rather than the owner's choice. Most of our Great Notley clients aren't fixing a problem; they're replacing a builder-grade suite with something that actually suits them. Bocking Bocking sits right on Braintree's doorstep, and its older terraces are the trickiest rooms we work in: narrow returns, walls that rarely run square, and waste pipes routed to suit a plan nobody wrote down. Cressing & Rayne Cressing and Rayne still have a lot of pre-war cottages: low ceilings, timber floors, and not much depth behind the wall for a concealed cistern or a recessed shower valve. Mention it when you send us the sizes and we will choose fittings that sit happily in the depth the wall can give. We recently designed a Braintree CM7 family bathroom around exactly that, a full double-fixture bath-and-shower layout with Ca' Pietra tiles and JTP brassware, all inside a genuinely compact room.

Tell us what you know about the room, send us the sizes, and we design around all of it long before a single product is ordered.
It depends who is fitting. If our Approved Fitter Network completes the installation, the workmanship is covered by our warranty. If you use your own tradesperson, the fitting is an agreement between you and them, though anything to do with a product we supplied is still ours to put right. Every product carries its full manufacturer warranty, and we register those for you.
Crosswater, Hansgrohe, Axor, Geberit, Roper Rhodes, BC Designs, JTP, Porcelanosa, Ca' Pietra, HIB, Lakes Showering and Warmup, among others. They are all in our Braintree showroom, so you can see and handle them before you choose anything.
Design usually takes a few days to a couple of weeks, depending on how complex the room is. Both of our recent Braintree CM7 projects had a 3-week installation once the fitter started on site, though timelines depend on your fitter and the scope of work. Product lead times run 2 to 12 weeks depending on what you choose, and we time deliveries to match the installation schedule.
