A note from the studio · 20 August 2026

Chelmsford doesn't have one kind of house, which is why we never design one kind of bathroom for it. Walk south from the High Street into Old Moulsham and you're among Victorian terraces: narrow upstairs bathrooms, solid brick walls, and waste pipes routed long before anyone thought of a walk-in shower. Head out to Broomfield or Galleywood and the streets widen into 1930s semis, usually with a bathroom that has been refitted twice but never replanned. Chelmer Village is the estate housing of the 1980s and 90s; push on to Beaulieu Park and the houses are new enough that the builder's bathroom is still in place.

The terraces bring the trickiest brief. A concealed cistern or a recessed shower valve needs depth the wall doesn't have, so we plan a stud wall into the design rather than discover the problem on site. In the semis the job is usually about space: moving the toilet to free a wall, or sinking a level-access shower into a floor that was never meant to hold one.

Upstairs rooms under the eaves are a Chelmsford speciality of their own. One CM2 client asked us to make a sloping-ceiling shower room worth photographing; fitted furniture now runs the length of the slope and a fluted glass screen does the rest. Out in the villages, Great Waltham gave us a Grade II listed house with skylights, odd angles and a split-level entrance, and the design leaned into every one of them.

We don't have a showroom in Chelmsford, so plenty of people here begin from home instead. Tell us about the room, what you love about it and what quietly annoys you, and send us the measurements. From there we draw the room in 3D and put a fixed price against every item, and the design itself costs you nothing. Then it's around 13 miles up the A131 to Braintree, where you can stand in front of the tiles, turn the taps and change your mind as many times as you like. Nothing is ordered until the design is one you love.

A cloakroom starts from around £3,000 in products; the Great Leighs and Hatfield Peverel cloakrooms further down this page came in at £3,000–£4,000 and £6,000–£7,000. A full bathroom in a Chelmsford home typically lands between £6,000 and £15,000 or more. The Great Baddow family bathroom featured below was £8,000–£10,000 in products; the CM3 marble ensuite at the top of this page was £13,000–£16,000. Every one of those figures covers products only: sanitaryware, brassware, tiles, lighting, heating and furniture.

How a Chelmsford Project Runs

Pick up the phone. That is the whole of the first step. You are also welcome in Braintree whenever it suits, 13 miles up the road, to see the real products rather than pictures of them, and there is no obligation either way. All we need from you next are the measurements of the room. If taking them yourself is not appealing, a measuring service can be booked instead. The 3D design follows, with a fixed price against the whole specification, and nothing is ordered until you tell us you are happy. Once you approve it, we order every product and coordinate the deliveries around your fitter, whether you already have one or take a name from our Approved Fitter Network. The full technical pack goes to them too: clearances, product data and installation drawings. Your manufacturer warranties are registered for you at the end, and for the whole time the room is being built, a designer is one call away.

Amy and Tom's family bathroom in Great Baddow is the clearest example of how a Chelmsford project works with us. We designed the room, sourced every product and had it delivered; James at JCO Plumbing, Heating & Gas, an independent fitter, built it. Crosswater brushed brass runs through the whole room, from the freestanding bath filler to the shower valve, basin mixer and flush plate, with twin brass-framed niches inside the walk-in shower and an HiB Solas round LED mirror above the vanity. Porcelanosa marble-effect tiles carry the light around the room.

Products came to £8,000–£10,000, squarely inside the typical range for a full bathroom, and the fitter was on site for three weeks.
